Best house cleaning and maid service software in 2026
The best house cleaning software depends on how you book and bill. ZenMaid is a cleaning-specific pick from $19/mo, BookingKoala adds a booking website builder, Launch27 and MaidCentral include unlimited users, ScheduleDrop puts every feature on every plan, Jobber and Housecall Pro are general home service apps, and Claver includes several users in one flat price.
Claver makes this page, and Claver is one of the options. Competitor prices come from each company's own pricing page, checked September 27, 2026.
What is the best house cleaning software?
No single app is best for every maid service. The biggest differences are how each one charges as you add cleaners (per user, per provider, per appointment or per job) and which features sit on the entry plan. The table puts eight options side by side.
| Software | Best for | Starting price | Users included | Main tradeoff |
|---|---|---|---|---|
| Claver | Small cleaning teams that want users included in one flat price | $19/mo | 2 on Starter, 8 on Crew ($39/mo), 20 on Business ($79/mo) | Native iOS and Android apps are coming soon; automated reminder texts and two-way texting start on Crew |
| ZenMaid | Maid services that want a simple, cleaning-specific tool | $19/mo (Starter) | Not published; plans are set by appointments a month | Starter caps you at 40 appointments a month; the cleaner mobile app with GPS starts on Pro ($39/mo) |
| BookingKoala | Cleaning businesses that want a booking website built in | $27/mo (Starter) | 5 providers on Starter, 15 on Growing, 50 on Premium | The free trial needs a card; price rises with providers or storage, whichever is higher |
| Launch27 | Cleaning businesses that want unlimited users at a flat price | $75/month (Base) | Unlimited on every plan | Mobile apps for cleaners and admins start on Plus ($299/month) |
| MaidCentral | Established maid services that want pricing tied to job volume | $450/month + $1.50/job (1 location, 100 jobs a month) | Unlimited on every plan | No free trial, plus a one-time onboarding fee with no stated amount |
| ScheduleDrop | Cleaning teams that want every feature on every plan | $97 every 4 weeks (Launch, up to 5 providers) | Provider bands: up to 5, 6 to 10, 11 to 20, 21 to 30+ | Billed every 4 weeks, which is 13 charges a year, not 12 |
| Jobber | Home service pros who want one app from solo to team plans | $49/mo, or $29/mo billed annually (Core) | 1 on Core; team plans are priced by team size | Automated client notifications start on Connect; two-way texting starts on Grow |
| Housecall Pro | Residential and commercial pros who want an established all-in-one platform | $79/mo (Basic, 1 user) | 1 on Basic; 5 on the Essentials team plan ($299/mo) | Membership plans start on Essentials; extra team users cost $100/mo each |
Last verified September 27, 2026 from each company's public pricing page: ZenMaid, BookingKoala, Launch27, MaidCentral, ScheduleDrop, Jobber and Housecall Pro. MaidCentral's figure is its price calculator's default setting. Housecall Pro shows its prices after a short quiz about your trade and team size; the figures here are from its HVAC result. Jobber was running a limited-time discount when we checked, so the figures here are its regular rates. Prices change, so check the source before you buy.
How we compared these tools
We compared published prices, plan limits and features on each vendor's own site on September 27, 2026. We did not test the apps hands-on or survey their users, so nothing here ranks tools on ease of use or support. Where a company publishes no figure, we say so instead of estimating one.
The eight tools are five booking and scheduling apps sold to cleaning and home service businesses, two general home service apps, and Claver. Each profile uses the vendor's own plan names and descriptions. Claver's plan details come from Claver's own product.
What does each cleaning business app offer?
Each profile covers what the tool is, who it suits, what it costs and one real tradeoff. Every price is the vendor's own published figure, including ScheduleDrop's, which bills every 4 weeks rather than monthly.
Claver
Claver is field service software for small home-service businesses: scheduling, quotes, invoicing, payments and customer texting, with users included in one flat monthly price. Starter ($19/mo, 2 users) covers online booking with live pricing (per unit, hourly or by package, with add-ons), customer self-signup into recurring plans that bill the card on file, deposits at booking, tips, property notes such as gate codes and pets, and a customer portal in English or Spanish. Crew ($39/mo, 8 users) adds automated reminder texts, two-way texting, job checklists, dispatch, GPS tracking, route optimization, frequency discounts and gift cards. Business ($79/mo, 20 users) adds a built-in phone system and an AI receptionist.
Tradeoff: Claver serves many home-service trades, not only cleaning. Native iOS and Android apps and Tap to Pay are coming soon; today cleaners use a web app installed from the browser. It is newer, with a smaller integration list than Jobber or Housecall Pro, and there is no free plan: it is $1 for 14 days, then $19/mo.
ZenMaid
ZenMaid is scheduling software for maid services. Starter is $19/mo for up to 40 appointments a month, Pro is $39/mo for unlimited appointments, and Pro Max is $49/mo. It includes calendar, dispatch and map views, automated text and email templates, and online payments through Stripe or Square. Booking forms carry ZenMaid's branding on Pro and your own on Pro Max. It offers a 14-day free trial, month-to-month billing and free data migration.
Tradeoff: Starter caps you at 40 appointments a month with a limited set of automated messages, the mobile app with cleaner GPS tracking starts on Pro, and its QuickBooks integration is marked coming soon.
BookingKoala
BookingKoala is booking and scheduling software with a website builder included; its pricing page says a site can be made within 60 seconds of signing up. Starter is $27/mo for 5 providers, Growing $57/mo for 15 and Premium from $197/mo for 50, rising with usage. Growing adds GPS and clock in and out for providers, advanced reports, referrals and gift cards. It offers a 14-day free trial.
Tradeoff: The trial needs a card, which is charged when the trial ends. Price is set by providers or storage, whichever is higher, so the bill grows with your team and your data.
Launch27
Launch27 includes unlimited users and unlimited bookings on every plan. Base is $75/month with customer, cleaner and office logins and a payroll manager. Pro ($150/month) adds QuickBooks, Zapier and Google Calendar integrations, review requests and gift cards. Plus ($299/month) adds mobile apps for cleaners and admins in English and Spanish, automatic card charging and multi-location pricing. Annual billing takes 15% off, and it offers a 14-day trial.
Tradeoff: There is no plan under $75/month, and the mobile apps sit on the $299 Plus plan.
MaidCentral
MaidCentral prices by physical locations and completed jobs, not users. At its calculator's default setting (1 location, 100 jobs a month) it is $450/month plus $1.50 per job, with unlimited users and customers. Features include revenue production planning, a master schedule, KPI dashboards, employee scorecards and tipping, a customer portal, online booking, texting and payroll management. There is no long-term contract.
Tradeoff: No free trial (you book a live demo instead), a one-time onboarding fee with no amount disclosed, and the highest entry price in this list.
ScheduleDrop
ScheduleDrop charges by team size and puts the same features on every plan: an online booking form, one inbox for texts, email and calls, dispatch with live GPS, admin and crew mobile apps, invoicing with card on file, and reviews and referrals. Launch is $97 every 4 weeks for up to 5 providers, and Build ($147), Scale ($247) and Dominate ($347) follow on the same 4-week cycle for larger teams. Setup is done for you with no setup fee, and it offers a 14-day free trial.
Tradeoff: It bills every 4 weeks, not monthly, which is 13 charges a year, and its entry price is higher than ZenMaid, BookingKoala or Claver for a small team.
Jobber
Jobber is a general home service app with plans from one user up to teams. Core is $49/mo for one user ($29/mo billed annually) with online booking and a client hub. Connect ($139/mo for one user, or $199/mo for up to 5) adds automated client notifications, GPS tracking, routing and QuickBooks Online sync. It has native iOS and Android apps and a free trial with no card.
Tradeoff: It isn't built only for cleaning, and two-way texting with clients starts on Grow ($199/mo for one user, or $149/mo billed annually).
Housecall Pro
Housecall Pro's pricing page lists Basic at $79/mo for one user, with online booking, scheduling and dispatch, estimates and invoicing. Essentials ($229/mo for one user) adds membership plans, job costing and QuickBooks Online sync. It has a free mobile app for iOS and Android and a 14-day free trial with no card.
Tradeoff: Membership plans start on Essentials, and team pricing adds up: Essentials for 5 users is $299/mo, plus $100/mo for each extra user.
Which house cleaning software should you choose?
Choose by team size and by how customers book you. A solo cleaner can start for about $19 a month. A team of five to twenty cleaners pays anywhere from under $100 a month to several hundred, depending on whether the tool charges per provider, per job or a flat price.
- Solo cleaner or owner-operator. ZenMaid Starter ($19/mo) works if you do 40 or fewer appointments a month. Claver Starter ($19/mo) covers 2 users with online booking and recurring plans. Jobber Core is $49/mo ($29/mo billed annually).
- Small team, up to 8 cleaners. Claver Crew is $39/mo for 8 users, ZenMaid Pro is $39/mo with unlimited appointments, and BookingKoala Starter is $27/mo for 5 providers. ScheduleDrop Launch is $97 every 4 weeks for up to 5 providers.
- Growing team, 10 to 20 cleaners. Claver Business is $79/mo for 20 users, BookingKoala Growing is $57/mo for 15 providers, and Launch27 includes unlimited users from $75/month. ScheduleDrop Scale is $247 every 4 weeks for 11 to 20 providers.
- Established or multi-location maid services. MaidCentral ($450/month plus $1.50 per job at 1 location and 100 jobs) and Launch27 Plus ($299/month, with multi-location pricing) are built for this. BookingKoala Premium starts at $197/mo for 50 providers.
- Most customers book online. BookingKoala includes a website builder, and Claver's $19 plan shows live prices on its booking form and lets customers sign up for a recurring plan themselves. ZenMaid's booking forms come with Pro.

What should a maid service look for in cleaning software?
Look first at recurring cleans: how they are scheduled, and how they are billed. Then check online booking, how the price grows as you hire, and what your cleaners will use on their phones. Features on a higher plan only count if you are ready to pay for that plan.
- Recurring cleans that bill themselves. Weekly, biweekly and monthly customers are the base of most maid services. Check that repeat scheduling and automatic charging of a card on file are on the plan you would buy.
- Online booking with instant prices. A booking form that prices by bedrooms, bathrooms, square footage or hours, with add-ons like inside the oven or fridge, lets a customer book without calling you.
- How the price grows as you hire. These tools charge per user, per provider, per appointment, per job or a flat price. Price the team you expect to have in a year.
- An app your cleaners will use. Cleaners need the address, access notes, the checklist for each clean and a way to clock in. Try the app on their phones during the trial.
- Reminders and texting. A reminder text before each clean tells customers when to expect you. Check which plan includes automatic reminders and two-way texting.
- Payroll and tips. If you pay per clean or by the hour, check for payroll reports and a way for customers to add a tip.
- Getting your data out. Make sure you can export customers, recurring schedules and invoices as CSV files. See how to switch software without losing data.
