What this HVAC maintenance checklist covers

A complete preventive maintenance visit touches every major system on the unit. Use this list to make sure nothing gets skipped and the customer gets a record of what was found.

• Customer and equipment info — name, service address, make, model, serial, system age, refrigerant type, filter size, and date of last service
• Airside inspection — filter condition, evaporator coil cleanliness, blower wheel, supply and return static pressure, and visible duct condition
• Refrigeration system checks — suction and discharge pressures, suction and liquid line temperatures, superheat, subcooling, and refrigerant charge assessment
• Electrical system — contactor condition, capacitor MFD reading with tolerance check, wire and terminal inspection, safety controls, and disconnect condition
• Condensate system — drain pan cleanliness, drain flow test result, float switch test, and secondary drain or overflow alert status
• Outdoor unit — condenser coil condition, fan blade inspection, fan rotation confirmation, and compressor running and startup amp draw
• Thermostat and controls — cooling mode, heating mode, and fan-only mode test, plus customer instruction on operation
• Tech notes and recommendations — free-text fields for customer-facing observations, items declined or deferred, follow-up needs, and overall system condition rating
