Foundation waterproofing inspection FAQ

Common questions about foundation waterproofing inspections and what to look for.

What does a foundation waterproofing inspection include?
A foundation waterproofing inspection covers exterior site conditions including grading and downspout placement, the condition of the foundation walls inside and outside, any visible cracks and their orientation, the drainage system and sump pump operation, window wells and utility penetrations, and a severity assessment with recommended next steps.
What causes a wet basement?
The most common causes of a wet basement are improper grading that slopes toward the foundation, clogged or short downspout extensions that deposit water too close to the wall, hydrostatic pressure from a high water table, and cracks in the foundation wall or floor slab. Interior condensation can also appear as wetness but is caused by humidity rather than water intrusion.
What is the difference between interior and exterior waterproofing?
Exterior waterproofing involves excavating around the foundation, applying a waterproof membrane to the outside of the wall, and installing drainage board and a footing drain to redirect water before it reaches the wall. Interior waterproofing installs a drain tile system along the interior footing and routes water to a sump pump. Exterior systems stop water at the source; interior systems manage water that has already entered.
How much does foundation waterproofing cost?
Interior drain tile systems typically cost $5,000 to $15,000 depending on basement perimeter length and local labor rates. Exterior excavation and membrane systems run $15,000 to $30,000 or more due to the excavation cost. Crack injection repairs for isolated cracks cost $400 to $1,000 per crack. A sump pump installation alone averages $800 to $1,500 including the pit, pump, and discharge line.
